Bengaluru solidifies its status as India’s undisputed GCC hub, leasing over 12 million square feet of office space to Global Capability Centres (GCCs) in 2025—more than double Pune’s 4.8 million sq ft and nearly three times that of Hyderabad or the National Capital Region (NCR) at 4.5 million sq ft each. GCCs captured nearly 40% of total office leasing across top Indian cities last year, with Bengaluru alone accounting for over one-third of the national GCC activity, underscoring the city’s deep talent pool in tech, ER&D, and AI.
This dominance has propelled Bengaluru’s GCC count beyond 875 centres, representing about 29% of all GCCs in India and fuelling a broader ecosystem boom where GCCs now drive record office absorption amid projections for India’s total GCC footprint to exceed 350 million sq ft in the next 3-4 years. The surge aligns with Fortune 500 expansions and a shift toward innovation hubs, positioning Bengaluru as a global magnet for enterprise operations in deep tech and beyond.
